Baringa, 4551, is the established heart of Aura, and driveways here answer to three rulebooks at once: the estate covenant, the approved plans for your lot, and the development authority that oversees Caloundra South instead of the usual council process. None of that is a problem when it is known before the quote, which is the point of pouring in this estate every week.
What Aura requires
Plain and painted concrete finishes are not permitted on Aura driveways; exposed aggregate, coloured and stamped finishes are the accepted families. Driveway and crossover positions are fixed on your lot’s approved building plans, so a crossover cannot simply be moved to suit a wider garage without the paperwork moving first. Covenant approval runs through the estate’s builder process, and requirements are release specific, so the design guidelines for your release are the document that matters; what applies to your block is confirmed before anything is booked.
Poured for the estate’s pace
Baringa’s blocks are engineered fill, compacted and consistent, which makes the concreting itself straightforward: base matched to what the builder left, mesh on chairs, 25 MPa at 100mm minimum, joints cut to a drawn layout. On the narrower lots the driveway, path junction and service pits sit close together, and the setout at the measure is what keeps the pour off the water meter and inside the approved footprint.
Baringa budgets
With plain grey excluded, budget from the coloured row up: $110 to $130 per m2 for full depth oxide colour, $135 to $150 for an exposed aggregate finish, supply and install. A typical double of 55 to 60 m2 lands between roughly $6,050 and $9,000 by finish. The pricing page carries the worked examples, and the written price after a site measure does not move.
Sunshine Coast Council crossover rules in Baringa
Sunshine Coast Council runs a two tier crossover system. A standard crossover, one that ticks every box on the council’s own checklist, is self assessed: no permit, no fee, build it to the council’s drawings. A non standard crossover, wrong width or position, a corner lot, too close to a pit or a pole, needs the council’s written approval through an Operational Works application before any work starts, with an application fee the council resets each financial year.
Any new crossover or change to a crossover’s profile, surface, size or materials counts as construction under these rules, so replacements and widenings are covered, not just new builds. Urban crossovers are built to the council’s nominated IPWEA standard drawings in concrete, asphalt or bitumen; raised stamped patterns are not accepted. Clearances matter: crossovers keep their distance from stormwater pits, power poles, bus stops and street assets, and corner lots take access from their addressed street.
Requirements and fees are the council’s, and they change; whether your crossover is standard, and what any application costs, is confirmed in writing with your quote.
