Landsborough, 4550, is an old railway town climbing into the range, and its driveways tell that story: timber homes with concrete strips poured generations ago, newer brick on the flatter streets, and blocks that start tilting the moment the town thins out. The work here is renewal and slope in roughly equal measure.
Where the range begins
The town sits where the coastal flat meets the foothills, so ground conditions change street by street: loam and clay that move with the seasons on the slopes, kinder ground near the centre. That is a base and joints conversation before it is a finish conversation, and it is why the site measure walks the whole run rather than eyeballing the frontage. On the tilted blocks, crossfall and a drain at the low side keep storm water off the garage slab.
Strips, singles and second lives
Plenty of Landsborough driveways are still the original twin strips or a narrow single, and the common job is replacing them with a full width slab: break out and removal, base rebuilt, and a modern 100mm pour at 25 MPa with joints cut on a drawn layout. Broom finished grey from $100 per m2 suits the town’s character and budgets; coloured concrete picks up the renovated frontages.
Landsborough numbers
Replacements run $135 to $195 per m2 including removal, new pours from $100, extensions $110 to $160, and sloped or tight access budgets 10 to 20 percent above flat rates. The pricing page shows the worked examples, and the written price after a site measure does not move.
Sunshine Coast Council crossover rules in Landsborough
Sunshine Coast Council runs a two tier crossover system. A standard crossover, one that ticks every box on the council’s own checklist, is self assessed: no permit, no fee, build it to the council’s drawings. A non standard crossover, wrong width or position, a corner lot, too close to a pit or a pole, needs the council’s written approval through an Operational Works application before any work starts, with an application fee the council resets each financial year.
Any new crossover or change to a crossover’s profile, surface, size or materials counts as construction under these rules, so replacements and widenings are covered, not just new builds. Urban crossovers are built to the council’s nominated IPWEA standard drawings in concrete, asphalt or bitumen; raised stamped patterns are not accepted. Clearances matter: crossovers keep their distance from stormwater pits, power poles, bus stops and street assets, and corner lots take access from their addressed street.
Requirements and fees are the council’s, and they change; whether your crossover is standard, and what any application costs, is confirmed in writing with your quote.
